If you are considering a move to the Upstate area, call me...let's talk. I, too, relocated to this wonderful part of the state in 1995 from NJ. I was blessed with the good fortune of working with a Realtor® who toured us around the area for 4 days during our first visit to the Upstate, and then for 2 solid years communicated with us through postal mail and fax. When we were finally ready to make our move, we called her to say "Our house sold...we're coming down next week...you have one week to get us into contract on a home!" As was to be expected, our Realtor® had the homes lined up for us to preview and within one week we were heading back to NJ to pack our belongings with pictures of the home we made an offer on to show our family and friends.
There is no doubt this high pressure situation would have been unbearable if it were not for some important steps we took: 1) we spent the time to get to know and trust our Realtor®...we built a relationship; 2) we stayed in contact with her until we were ready to move by providing her with our likes and dislikes so that she could send the appropriate listing details to us; 3) when the time came for our "purchase visit," no time was lost...our Realtor® knew the exact areas and style of homes to take us to preview. I promise I will do nothing less than this for you!

Sellers...are you thinking of marketing your home as a FSBO? That's great! You should want to keep as much of your equity as possible. However, there are some things I suggest you consider before you take on this chore which can drag on for months on end.
1. How often will you be available for previews of you home to be scheduled? How will you make your home "Open House Ready?" 2. Do you have the wherewithal that it takes to advertise and market your home properly so you attract the serious buyers. 3. Are you willing to be the banker for a buyer...how will you handle those non-qualified buyers who will be knocking on your door? 4. Are you willing to pay a Realtor® their commission if they happen across your FSBO home and bring a qualified offer to you? 5. Do you know the price you should be asking for your home? 6. Are you aware of how you should respond when a caller asks, "can I preview your home tomorrow at 2PM?"
